Why should I hire you as my Property Management company?

We have vast experience in managing homestay properties, where all properties under our management had thrive to success in terms of profit generation and guest satisfaction. You should hire us only if you think we are the best match for your property management needs. Frankly, we are not a perfect fit for every property owner and it would be arrogant for us to simply proclaim “we are the best, hire us!”. Of course, we’d love the chance to earn your trust and manage your property.

What services do you provide?

We maintain the property and provide you with the greatest return on your investment including, but not limited to short term rent to tourists, managing booking platforms, advertising, liaison for local business promotions, reception and concierge service, cleaning, laundry, utilities bill handling, household maintenance works, liaising with building maintenance/management team etc.

What areas do you handle?

We covers selected areas where we find potentials in tourist market across Malaysia. If you think that your property suits our criteria, don’t hesitate to reach out to us.

What will you do if I hire you?

Upon request, we will be inspecting the unit before proceeding to management terms discussion. We will be requesting some information including the unit photos, location, and room setup from our clients, and do some background study. Once confirmed, our team will proceed with the terms negotiation with our clients.

Should I rent my property furnished?

We prefer to furnish the property for you at a cost as we have a team of designer’s experts which could transform your unit into a more homestay fancy design, in order to attract more guest’s bookings, and making a higher profit for your property. Nonetheless, we do welcome furnished property as well, which we will try our very best to decorate the unit to boost the sales.

How much does it costs to renovate my property?

It depends on the size and rooms setup of the property unit. Typically for a 2 rooms apartment it shall be ranging from RM20k to RM40k. We simply need to look at the unit before giving out a quote.

What do I need to do to my property?

All you would need to do is to ensure your unit has adequate water, electricity, telco supplies from the authority, and also it’s free from any outstanding payment to the building maintenance or any other authorities.

What type of properties do you manage?

We manage a wide variety of properties across Malaysia. Our current portfolio consists of everything from villas, condominiums, apartments, to terrace and bungalows. Wherever there is need, we will be there.

How much will my property rent for?

We are asked this question more than any other by new owner prospects. Of course it depends on a lot of factors, but in general, most property are currently renting for about 0.5% to 0.8% of the property’s market value. When you hire us, we will make sure your property is priced so that it will be viewed favourably against the competition.

What will my property rent for?

We mainly focus in short term rental to tourists. This will ensure a higher rent rate to your unit, while it also helps us to maintain your unit better in terms of cleaning, furniture and household unit maintenance during vacancies.

Do I have to bare the maintenance costs whenever there is a breakdown?

We will be bearing the maintenance costs from the pool fund contributed by every owner from the revenue every month. Need not worry, there will not be a large sum charged to our client whenever there is a break down.

Can you guarantee rent?

The rent profit term is subject to case by case basis. Our offers include profit sharing model, or guaranteed rent model.

Can I stay at the property after you start to manage it?

Definitely! Our goal is to let our clients felt that this is a vacation home of theirs where they can stay in their own unit whenever they want. You are simply just making extra profit out of your unit when you are not staying to avoid wasting your property.

How informed will I be about what happens with my property?

We understand that it is a big decision for owners when they commit to turning over control of their property to a management company. We are confident that you will find us to be a highly competent and professional company that is able to manage your property in a manner that exceeds your expectations. If an emergency or other issue arises that could cause a potential interruption in your usual cash flow from the property, we will notify you promptly. Otherwise, the saying “no news is good news” is most appropriate.

Do I lose control of my property once you start to manage it?

We will only be taking care of the tedious management work when it comes to property management. Nonetheless, the owner is still the owner, the property will always still be yours and you shall have yours say in it. We will respect clients’ decision on house rules settings.

When will I receive a profit sharing distribution?

Typically, we distribute profit sharing quarterly. We make every effort possible to distribute profit payments within 7 days after statement date.

How and when can I get my statement?

Owners’ statements are made available online through your own secure online owner web portal. Owners can track the booking records, profit generation, operating costs, maintenance record, etc. of your listing anytime you want.

How will you advertise my property for lease?

We work with various booking portals and agents, including Agoda.com, Booking.com, Hotels.com, Expedia, Airbnb and TripAdvisor. We also advertise our properties on our social media networks like Facebook, Instagram and Twitter and also work diligently with travel agents to maximise the advertising exposure for your listings.
